Hello everyone, my parents are considering moving to arizona. They put a bid on a house in avonndale right off a lake. My mom is 58 and my dad is 67 both retired. IMO they haven't researched the move enough so can anybody give me personal feedback that lives in the area. I'm looking for opinion on crime, traffic, logistics, growth, close proximities for points of interest. or anything else anybody can offer. I'd be happy to offer anybody a free beer when you are in the LA area in exchange for your advice,. Thanx

I think its actually avondale I will try and get a zip code, I do know its a suburb of phoenix and about 6 hours from LA.

Avondale has a lot of newer homes and is close to I-10 and shopping, and I can honestly say there's a TON of rentals there. In my experience lots of investors are buying in that area and then renting out the places.

In most cases I'd bet where they're looking is okay, but they may want to have their realtor see how many surrounding homes are "for rent". If too many rentals exist, the property values and quality of neighbors can often times be less than desired if you know what I mean - just do your homework is all I'd recommend.

I helped an investor get a house in Avondale and we backed out after intensive research on how many homeowners in that neighborhood actually lived in the homes. It's the nature of the market right now though... In the long run, they should be fine, but it depends on what's important to them. Hope that helps...sorta.

Thanx Johnny, they were visiting family there a week ago and just decided to place a bid on a house. so far the impression I have gotten is that the area is growing very, very quickly. It seems like the demographics are more inclined towards middle income families with an average age of 30-40 years olds with kids. Not the best idea for a couple of retirees. Thanks for the info regarding rentors, we own property here in Ca and your property value definietly depreciates when alot of houses are rented. IMO areas with a high rental community usually mean large or extended families that just can't afford to buy. BTW didn't you go into Real estate when you moved to Arizona.

The valley as a whole is growing very quickly. Speak to almost anyone here and they will say they moved here from out of state. Plus the 2 million or so border jumpers we deal with every year.

Property Values are rocketing upwards, which is why alot of people are snapping up houses as investment property. I paid $106,000 for my house 2½ years ago and you can't buy the same house for under $140,000 at the moment. Even tho the dumbass appraiser I've been working with recently still insists it's only worth $130k! lol.

I moved here from England, hot as hell in the summer, lovely in the winter. I'd not reccomend moving here in mid-summer, you'll be put off from day 1!

Forcasts are for pretty strong growth in the short term (2-5 years) so unless something like another "9/11" takes place things should continue upwards.

Yes, been with RE/MAX since the end of '03 and was fortunate to get a solid start. After buying and selling our own home a few times successfully I figured I may as well get a paycheck for doing it.

I'm sure their Realtor can advise/assist on things, but if you get in a bind and there's something I can do, just yell.

My GOD! thats alot of golf courses.

Looking at the location of those Golf Courses, that's a total underestimate. The 2 courses I play at aren't even on there. Within 10 miles of my house I'd say there was at least 20 courses.

There are at least 10 times that number of courses here than it shows on that map. You cannot piss into the wind in some areas without it hitting a green/fairway/tee box/driving range.

Edit - I have not tested this theory out!

And in the Summer - when you piss into the wind it drys up before it hits the ground. Not something I've tested either.

Nice. The courses I play at are both on that list - Cypress in Scottsdale & Riverview in Mesa. Yes - I'm cheap, I play at the cheap courses where lame golfers play!
